In Sense, the Evolution team identified a recurring problem with the current regulations. The Resolution didn’t have a specific description of the type of roads found in the city of Quito, in this particular case, a pedestrian road was one of the boundaries of the site. The Sense Building and the area in which it will be built, have a lot of potential for applying the Eco-efficiency Resolution, but because of this legal reason the project was not allowed. In this case Evolution made the required investigations and negotiations to justify the viability of the project, without affecting the fundamental basis of the Resolution. The “road type” research had a great contribution to the city. Thanks to this process, now the possibility of constructing high-rise buildings connected to Pedestrian Passages exists. They must contribute to the public space and make the pedestrian road a safer space for the users. In the expertise of bioclimatic design, the team optimized the use of double glazing, this allowed the amount of the material to be reduced in area. This optimization was achieved based on the bioclimatic digital simulations and studies of the building. The east and west façades need for double glazing was reduced by 34%, thus allowing the costs of this material to decrease.
